Operations and performance consulting for real estate businesses
Your real estate business grew. The workflow underneath it did not.
Mellon finds where your operation is losing time, capacity, money, or control, then redesigns the workflow and implements a measurable improvement using the right combination of process, automation, AI, data, and human controls.
Audit the workflow.
Find the bottleneck.
Implement the improvement.
Measure the result.
The operational problem
The problem rarely looks like a workflow problem.
It looks like another employee to hire. Another tool to buy. Another report that takes hours. Another lead, request, or deadline that slipped through the cracks.
The workflow is often the real constraint.
How the work moves
- Follow-up depends on employee memory.
- Requests move through disconnected channels.
What leadership can see
- Information is entered repeatedly and reports are assembled manually.
- Leadership sees activity, but not where work is getting stuck.
Adding people or technology without fixing the workflow makes the operation more expensive, not necessarily better.
We find the bottleneck, build the fix, and measure what changed.
Mellon starts with one recurring process costing the business time, capacity, money, service quality, or control.
Diagnose
Map the work, establish the baseline, and identify the root causes behind delays, errors, and missed opportunities.
Implement
Redesign the workflow and implement the right combination of process changes, automation, AI, integrations, reporting, and controls.
Improve
Measure performance, monitor exceptions, and improve the workflow as the business changes.
AI is not the product. The product is a measurable improvement in how your business operates.
Improve the work creating the most friction.
Lead and inquiry response
Respond, qualify, route, and track.
Follow-up and handoffs
Keep work moving without relying on memory.
Operational coordination
Assign ownership and monitor resolution.
Reporting and visibility
Replace manual reports with reliable metrics.
Administrative work
Reduce duplicate entry, inbox triage, and status chasing.
Every engagement starts with diagnosis. Mellon does not recommend automation until we understand the workflow underneath it.
How an engagement starts
Start with one workflow.
You do not need a company-wide transformation plan. You need to identify the right operational problem and determine whether it is worth solving.
Workflow Performance Audit
We examine one consequential workflow to determine what is breaking, what it costs, what should be fixed first, and how success should be measured.
$3,500 to $5,000
Typical range
Delivered in approximately 10 business days after access and materials are received.
You receive
- Workflow map and baseline metrics
- Bottleneck, root-cause, and impact analysis
- Technology and data assessment
- Prioritized future-state concept and ROI estimate
- Implementation roadmap, scope, and executive readout
If you choose Mellon to implement the solution, the audit fee is credited in full toward the implementation.
What happens next?
If the audit identifies a worthwhile opportunity, Mellon provides a fixed-scope proposal with the solution, success metrics, responsibilities, timeline, and exact price.
Standard implementation sprints typically range from $12,000 to $18,000. Managed optimization starts at approximately $1,500 per month. Complex implementations are scoped separately.
You see the complete recommendation before deciding whether to proceed.
Three real estate operators. Half the standard audit fee. One documented case study each.
Founding partners receive the full audit at half the standard fee, still credited toward implementation. In exchange, Mellon may publish the work as a case study, anonymized as agreed.

Baseline agreed
Performance points defined
Work continues until they are met
Before implementation begins, we agree on the baseline, the performance points the new workflow must reach, how results will be measured, and the responsibilities on both sides.
The performance points may include response time, processing time, error rate, administrative hours, cost per completed task, data completeness, or another measurable operational outcome.
If the implemented workflow does not reach those points, Mellon continues working at no additional professional fee until it does.
The commitment applies to performance directly affected by the implementation and assumes the client completes the agreed responsibilities.
The MELLON Method
From operational problem to measurable improvement.
Most technology firms begin with a tool. Mellon begins by understanding the operation, then follows a disciplined six-step method to design, implement, and sustain the improvement.
Map
Understand how the work actually moves through the business, including systems, owners, handoffs, delays, exceptions, and failure points.
Evaluate
Determine what is broken, why it is happening, what it costs, and which problem is most valuable and practical to solve first.
Lay the Foundation
Design the future workflow before building technology. Define responsibilities, decision points, controls, data requirements, and success metrics.
Launch
Build, test, train, pilot, and deploy the redesigned workflow inside the real operating environment.
Observe
Compare actual performance with the baseline and determine whether the implementation produced the intended business improvement.
Normalize
Make the improvement durable through ownership, SOPs, monitoring, governance, training, and continuous optimization.
Better technology cannot rescue a poorly designed workflow. The MELLON Method fixes the process first, applies technology where it creates value, and measures what changed.

Daniel Souza, founder
Process discipline, applied to real estate operations.
Mellon was founded by Daniel Souza, an industrial and production engineer and business intelligence professional.
His approach: understand the work, find where value is lost, improve the process, and measure what changed.
Questions operators ask first.
What types of real estate businesses does Mellon work with?
Property managers, brokerages, builders, developers, investment firms, and other real estate operators with recurring workflows and a consequential operational problem.
Do we need to know which technology we want?
No. Start with the business problem. Mellon determines the appropriate combination of process, AI, automation, integrations, data, and existing software.
What exactly does “we work for free” mean?
If the workflow misses the agreed performance points, Mellon continues working at no additional professional fee. The baseline, measurement, and responsibilities are agreed before implementation. It does not guarantee revenue, conversion, market conditions, employee behavior, or other outcomes outside the implementation.
Before adding another employee or another tool, find out where the operation is actually breaking.
Bring us one workflow that is consuming too much time, creating errors, slowing service, or limiting growth. We will help you determine what is causing the problem and what is worth doing about it.
The first conversation is exploratory. If Mellon is not the right fit, we will tell you.
